The challenge:  Renovate and market a 25 year old home in an upscale neighborhood of Macon, Georgia … in an extremely challenging market.

Results:  I had a firm offer at the asking price within 3 days of listing.  The sale was consummated within 1 month with no issues.

Preparation:  Patti was very organized in her approach.  First, she connected us with a professional stager who provided an objective critique of what might be changed to improve the appeal of the home.  Next, Patti acted as General Contractor to restore the home: outdoor painting and renovation, indoor painting and renovation, mold remediation, and landscaping.  All the work was accomplished with a very professional approach:  3 bids on all work, and all work personally supervised by Patti.

Marketing Strategy:  Patti researched appropriate comps on recent home sales.  Many had been listed at a price that required considerable reductions in order to sell.  Patti understood that I did not need to sell the property, but was willing to sell it if the price was right.  In the end we worked together and agreed to set an asking price at a margin above the sale price of the comps.

The Negotiation:  My position was firm, and Patti effectively represented that position.  As a result, we were able to sell the home at the asking price without significant concessions.
